Off-Grid Paradise

If you’d like a beautiful gentleman’s farm/home that’s safe from a total US economic collapse, and safe from all natural and man-made disasters, then this property is perfect for you and your family. You can operate any of the business models that we are set up for or just simply move in and relax. This really is a generational home that should be passed down to the grandchildren. You’ll see that included in this sale is the home and buildings directly across the road which is smaller but almost as nice as the “master” house.

This might be the safest and best property for sale in the US.

Top image is the front of the old “1832 trading post” portion of the house facing south. Above image is the 1986 addition facing east. The carport with the blue metal roof is cantilevered over the driveway and was designed following the Frank Lloyd Wright architectural style.

Never run out of water, never experience a drought with our:

  • Four OhioEPA permitted groundwater wells suppling all buildings
  • Perennial groundwater springs feeding our Koi pond

  • Free and unlimited water
  • Free and unlimited heating with “natural gas”
  • One-acre of fruit trees
  • One-acre of mature and winter hardy grapes
  • One to five acres of tilled garden
  • We sometimes see up to ten white-tail deer feeding in the field outside the kitchen window. We don’t hunt but I guess we could if we had to.

Even though Ohio does get up to 6 inches of snow in the Winter, you can keep the house as warm as you like with our unlimited “free” supply of natural gas from the well on the property. We use the natural gas to heat the house, power the whole house backup electric generator, hot water heater, gas dryer, outside gas grill, gas oven, and two beautiful gas fireplaces. Most of the buildings are heated with this “free” natural gas. All furnaces and appliances are either new or within 5 years old.

One of the many uses for our “free gas”.

Insulated “solar battery and equipment” building away from the other buildings for fire protection. All wiring is underground for aesthetics.

And if that was not enough, we have multiple electrical generation backup systems. The property is serviced by American Electrical Power (AEP) which has some of the best electricity rates in the US. But we’ve taken our electrical supply three steps further than the average home. Our primary electrical backup is a whole-house natural gas electric generator, a secondary backup is a whole-house diesel electric generator, and our third backup is a whole-house solar electrical generation system. The solar system is only there in the remote case of a complete US economic collapse, and we hope that we’ll never need to use it. Plus, I wanted to learn how to build it.

18kW Solar Panel facing south after a snowstorm. It takes about 5 minutes to clean off the snow.

Because we’re located on a two-lane Ohio state highway, the snow is plowed before all other roads get plowed. We’ve never been snowed in, not even for an hour.

Flooding is impossible because we live high on the highest hillside overlooking a sprawling valley.

The entire property is on a very large south-facing hillside and receives maximum sun light all year around.

Wildfires are impossible because 1) we never have droughts, 2) we have no trees near the buildings, and 3) we have unlimited water supply.

Earthquakes are impossible because we’re located in the middle of a very stable tectonic plate.

The worst natural disaster that we’re likely to experience is 6” of snow.

Oil and Gas well on NW corner of property. It has about 50 years of operational life left.

We get free natural gas from the oil and gas well located on the NW corner of the property. We don’t own the well but do own 100% of the Mineral Rights. By owning the Mineral Rights, we get “free” natural gas to use however we want, and we also get 12% of all oil and gas income from the oil company that does own the well. Thus, we have all the benefits of the oil and gas well without any of the liability and responsibility of actual ownership. 0% liability, it’s the best deal out there.

Many of our immediate neighbors are Amish, grain farmers and college professors. Most business professionals commute to either Columbus or Cleveland.

Picking up another load of “Black Gold”.
